Maintenance and issue tracking

I have a couple properties and use Stessa as my property management app but they don’t yet have maintenance and issue tracking. I’d prefer not to switch so I’m trying to figure out hire to track this stuff, any recommendations?

@Robert Leitner if you plan on growing, you'll have to switch eventually.

So, why not now and just get it over with?

Thanks @Michael Smythe, but don’t plan on growing that quickly and Stessa plans to add the functionality so I’m looking for something to tie me over for now. Even a spreadsheet or notion template would be ok.

Buildium does a decent job of this and has a low minimum price.

Don't make it so complicated. With less than 10 properties, maintenance can easily be tracked on a spreadsheet. Go to etsy and search for landlord spreadsheet. You can find incredible spreadsheets capable of tracking up to 20 properties for under $10. Many include videos teaching you how to use them.
