A smart person will learn from their mistakes, a wise person will learn from others mistakes. Don't be afraid to fail and just do it.
Be conservative when you run your numbers on rents with prices/interest rates. Having a learning mindset when doing your first/few deals - it's like tuition.
House-hacking a duplex/triplex/fourplex is one of the best/easiest ways to get your feet wet. You live in the property and learn how to self-manage/maintenance/lease units when tenants come and go.
