Multi-Family Tiny Home STR Development

Hi all!

I'm a senior in college at Pepperdine University in Malibu, CA, planning to venture into real estate after graduating.


For my senior project, I am researching the ideal marketing strategy for a hypothetical (but could become real) multi-unit Tiny Home STR property in Malibu, CA (with the potential to generate huge cash flow and long-term equity ;)

To graduate, I need a guest from a real estate company to sit in on my final presentation (10 minutes) and to provide brief feedback (3-5 minutes) on Tuesday, April 23rd at 3:00 PM PST on Zoom (15 minutes total). In turn, they will receive my research and relevant market insights about the hypothetical multi-unit tiny home STR property.

I have spoken with a couple of CA investors and they agree the project could potentially generate substantial cash flow. It is a very unique project and could provide great insights for an investor.

I am a Real Estate investor in Colorado looking at doing something similar, I put together a syndication here to work on a development, starting next year to build tiny home neighborhoods in the local area. The main difference is we will be selling the homes and leasing the land. I am looking at 20-30 homes ranging from 1-2 bedrooms, 1-2 bathrooms and 350sqft to 600sqft in size. All will be built from a variety of blueprints we have available for clients to choose from which will allow them to ultimately customize their home to how they want it. We are leasing a large industrial warehouse for 2 years to utilize as a build space to build the walls and parts of the roof in the warehouse and then shipping the pieces to be assembled onsite. We also are establishing an office there for clients to come look over options, get in-house financing, and we also offer help getting matched with an interior decorator to help with the flow and design of the interior. 

Curious to see what you are looking at as a strategy in California, I’d love to hear more details. I know one thing we are looking into is getting grants and subsidies from local, county, and state governments as tiny homes count as affordable housing and there’s a lot of money the government is giving away towards just that.
