Sacramento Neighborhood Classes

Hey BP Community,

I have began looking  for a potential BRRRR deal in the Sacramento area and would like to know if anyone with experience could help me with identifying the Classes for the Sacramento area. Would love to land a great deal that’s within Class C and B. This would be my first investment property and I am looking for something that will break even with cash flow at the least with a great upside on the refinance sides.

Break even with cash flow will be hard now a days. This is how I grade the areas by zip code:

Rocklin 95765 - Grade A to A-, 95677 - Grade B+

Roseville 95747 - Grade A to A-, 95678 - A- to B+, 95661 - A- to B+

Lincoln 95648 - Grade A-B

Antelope 95843 -  Grade B to B-

@Antonio Ornelas Jr  You can look into the citrus heights zip codes of 95621 and 95610 .I would rate citrus heights at a c plus b minus.  If you are looking into a C class area then look into north highlands zip code of 95660. There are other good zip codes like 95608, 95662, 95630. A couple of zip codes that people over look are 95842 and 95843. The toughest part these days is finding a deal with equity because those get multiple offers on mls.
