What is a standard listing period for exclusive right to lease agreement? Does 5 months sound to long?

It's usually 6 months if you are using an agent, but 3 months should be enough time to get it done.

Yeah, most properties will rent within 3 months if they are decent and priced correctly.  Pricing correctly is the main key.  Many owners want to push rental prices and that's when they end up sitting on the market for a while.  Good luck!

Find out the average lease time for your market and for the person asking you to sign. I would freak out if my property was empty for more than a month. It’s usually a week to get a boat load of applicants and another week to get a signed lease. You don’t want to sign with a realtor that loves to sell houses but does “a few leases per year”. You want a property manager that specializes in renting properties. If you don’t want them to manage it after they find the tenant, just find a PM that offers that service.

DOM for rentals is up over 30% since 2022

If we are just helping the owner with finding a tenant than we enter into a 6 month agreement as the owners tend to be a little more difficult and picky with tenant selection. In todays market it normally takes us 30 days to find a tenant with a cooperative owner.
